Thinking about improving your home? You may be able to carry out your project without submitting a full planning application.
Permitted development rights allow certain building works under planning permission already granted nationally. For homeowners in Suffolk, this can offer a simpler route to making changes, provided the proposal meets all the relevant conditions.
What projects can qualify?
Some house extensions and loft conversions can fall within permitted development, along with certain porches and garden buildings.
Each project has its own rules. The size and position of the proposed work matter, and previous additions to your home can affect what is allowed. A small project does not automatically qualify.
Does every home have the same rights?
No. Rights are more restricted in conservation areas and other protected locations. Councils can also remove specific rights through an Article 4 Direction or a condition attached to an earlier planning permission.
The rights available to houses do not generally apply to flats or maisonettes. Listed buildings have additional consent requirements, so it’s important to check your property’s circumstances before making plans.
Do you still need to apply to the council?
Sometimes. Certain permitted development proposals require a process called ‘prior approval’ before work starts. Larger rear extensions are one example.
You can also apply for a Lawful Development Certificate to formally confirm that your proposed work is lawful for planning purposes. Although generally optional, this provides useful documentation to keep with your property records.
What about building regulations?
Permitted development relates to planning. Your project may still need building regulations approval, covering matters such as structural safety and energy efficiency.
Establishishing the planning route and the technical requirements early helps you prepare properly before building work begins.
